The number of homes nationwide listed for sale in December 2009 declined. While not great news it also could simply be that people were waiting until after the holidays to list their home.
Supply of Homes in Valley Market
The supply of homes for sale in 27 major metro areas decreased nearly 5%. A year earlier, the December inventory of homes was down 26%.
An estimated 7 million homeowners are behind on their house payments or are in the foreclosure process. The above numbers will change once a part of those homes hit the market.
Remember, you can still qualify for a first-time home buyer tax credit if you sign a purchase contract by the end of April and complete the transaction before June ends. The tax credit is $8000 for first time home buyers. There are certain limitations or restrictions so be sure to discuss these with your realtor.
Huge Master Development in Mesa
An area once used as General Motors Proving Grounds in east Mesa is being dubbed EastMark and developers anticipate building up to 15,000 homes. Between every 60-100 homes will be a park area that will include a fireplace or water feature for use as a gathering area.
Eventually, EastMark development will include houses, industry, resorts and 20 million sq ft of commercial space. It will include 9 districts with bold monuments to each area with unique street signs and lighting.
A community center will exist along with a park that will feature splash pad and event lawn that could host thousands of people, such as you see at locations like Tempe Town Lake.
Loan Modification Program
There have been approximately 2 million homeowners seek help through President Obama's Loan Modification program. Yet only about 66,000 loans have actually been modified. Out of that sixty six thousand only about 3,400 are from Maricopa County.
Over 40,000 homes were foreclosed on in Maricopa County in 2009, topping the record set in 2008.
The success of the loan modification program is actually occurring outside the federal program. Wells Fargo Mortgage, for example, claims they have modified around 350,000 loans for homeowners. The goal, according to Wells Fargo, is to make the mortgage payment no more than 31% of the owners income. The first step is to reduce the interest rate and, if needed, stretch the loan over forty years versus thirty years.
The complaint most often heard with the federal program is how difficult the process is - complicated and daunting are two words used to describe the federal program (and why they should not control health care).
As often happens in America, the private sector found a way to make the situation happen better and quicker. That is not to say the feds did not have a hand. Just the fact they put a spotlight on the program likely helped the private sector take greater action. Still, the private sector is making it happen whereas the federal program muddles along.
